DO YOU KNOW WHAT I DO?
I am a licensed real estate agent who has obtained the
Certified Residential Specialist (CRS) professional
designation awarded by the Residential Sales Council,
an affiliate of the National Association of Realtors.
It is the nationally recognized symbol of residential
sales excellence. Only 4% of all Realtors and
Realtor-Associates have earned the right to be called
a CRS. I can assist you in selling your home or
finding a new one. My training gives me the expertise
to make our transaction as successful, smooth and
worry-free as possible.
In most cases what I do is not readily visible: When
helping a client find a new home I preview every
available property that may be of interest, as well as
research comparable sales. At the same time, I keep
abreast of legislation that may impact the local
market. I keep track of current interest rates and
lender rules. In addition, I advise clients on
moving, local schools, local ordinances, and I can recommend
tradespeople who do plumbing, painting, and other
jobs. It has been estimated that for every hour spent
showing property, realtors spend up to ten hours in
preparation.
When listing a home, I advise the sellers on how to
maximize the property so it will look its best. This
may vary from removing bookcases from a narrow hallway
to putting flowers around the rooms. I arrange for
brokers' tours, Sunday open houses for the public,
order publicity in a number of web sites, newspapers, and
real estate magazines, answer questions concerning the
property, and use a network system to make agents and
the public aware of the property. I prepare a virtual
tour and/or a series of photos of the home for the web. I
advise sellers on disclosure requirements and local
ordinances that may affect the property. When an
offer is made, I am there to assist in interpreting
it.
Whether as listing or selling agent, I make
certain that all matters of inspections, loans, pest
reports, contingency removals, etc. are taken care of
within the required time periods agreed upon in the
contract.
When I represent a seller, I do not represent a buyer
for that transaction.
