WHO PAYS WHAT?
The Buyer generally pays for:
- Title insurance premiums
- Escrow fees
- All loan fees including:
Document preparation
Notary fees
Recording charges for all documents in buyer's names
- Tax proration
- Interest on the new loan from date of funding to 30 days prior to first payment date
- Inspection fees (roof, property inspection, electrical, etc.)
- Home warranty (negotiable)
- City transfer tax (In Alameda County it is historically split 50/50 between buyer and seller though this is also negotiable.)
The Seller generally pays for:
- Real Estate Commission
- Documentary transfer tax
- Pay off of all loans in seller's name
- Any and all delinquent taxes
